Seller Tips and Advice
| As a seller you want to make sure you get a good return on
your existing investment. It can be a very stressful time in you life. It is my goal to
lessen that stress level by providing you with guidance every step of the way. As an
experienced listing agent it is my hope to make the process as smooth as possible for the
anxious seller who is ready to move on to the next phase of their life. Services that I
provide for sellers:
- First have a comparative market analysis done on your property to determine the best
price for your property.
- Provide tips to make your sale successful as quickly as possible.
- Market your property with the following tools.
a) Advertise in all appropriate media.
b) Fill out all necessary paper work so that you are present in both MLS services.
c) Print brochures for buyers that come into any of our three locations.
d) Print a brochure that will be predominately displayed in our window on Main Street.
e) Feature your listing on both my personal website as well as The Pall Spera Company
Realtor web site.
f) Have a broker open house.
- Keep you informed of showings.
- Check with the town clerk for all documents affecting the property.
- Oversee all contractual obligations.
- Present all offers.
- Help negotiate on offers.
- Ensure the process stays on track.
- Represent you at closing.
